A **short sale** happens when your lender agrees to let you sell your home for less than the total you owe. It’s an alternative to foreclosure that can minimize credit damage and help you move on with fewer legal and financial headaches. In Pinellas County (St. Petersburg, Clearwater, Largo, Seminole, and surrounding areas), short sales are part of Florida’s _judicial_ foreclosure landscape—which means acting early with a plan is essential.

Who Qualifies?

  • **Financial hardship** (job loss, medical, divorce, income drop).
  • **Negative equity** (home value < loan balance).
  • **Verifiable documentation** (hardship letter, bank statements, pay stubs/LES, tax returns).
  • How the Process Works

    1. Consult a Realtor experienced in short sales to price and list the property; gather lender-required documents.

    2. Offer submitted by a buyer; contract is “_subject to lender approval_.”

    3. Lender review of value (BPO/appraisal), hardship, and net sheet; they may counter or approve.

    4. Approval letter sets closing terms and deadlines; you sell and the lender releases the lien.

    Pinellas Homeowner Example

_A Largo homeowner fell three months behind after a medical setback. We listed as a short sale with full disclosure, secured an offer near market value, and provided the lender a clean hardship package. The bank approved, waived the deficiency on the first mortgage, and our client avoided foreclosure._

Why act now: Once a _Lis Pendens_ (lawsuit notice) is filed with the Pinellas County Clerk, the foreclosure clock accelerates. Early Realtor involvement gives you more choices.
