Nov. 21, 2025

Pinellas County continues to be one of Florida’s most resilient markets. Despite national cooling, demand around Clearwater, St. Petersburg, and Seminole remains strong thanks to limited land and steady job growth. Here’s what to expect in 2026.

🏠 Prices & Appreciation

Median single-family prices are projected to rise about 3–5% in 2026, after a modest 2% gain in late 2025. Waterfront and walkable urban areas like St. Pete’s Edge District and Belleair Beach are expected to outperform the average.

📉 Inventory & Days on Market

Inventory levels hover near 2.7 months of supply—still a seller’s market. Homes priced correctly often sell within 30–40 days, especially between February and June.

💡 Buyer Opportunity

Rising inventory in Largo and north Clearwater offers new chances for move-up and first-time buyers. Many sellers are offering concessions or rate buydowns to stay competitive.

🏦 What It Means

Expect steadier conditions—not dramatic shifts. For buyers, patience and preparation pay off. For sellers, pricing realistically and showcasing value remain key.
