A short sale can be a smart solution—but it’s not the only one. If you’re in early delinquency in Pinellas County, there are real alternatives worth exploring before you choose a short sale. Acting quickly gives you more leverage with both your lender and your local market.
Your Action Plan
Call your lender early: Ask about _forbearance_, _repayment plans_, or _loan modification_.
Equity check: Values shift—if you have equity, a _standard sale_ could pay off the loan and put cash in your pocket.
Rent it out: If numbers work, temporary rental can cover the mortgage while you reset.
Assistance programs: Explore state/municipal hardship or housing assistance where available.
